House prices are still rising, but CoreLogic data shows the property market is cooling off

Australia's property market is showing further signs of a slowdown, with national house prices rising slightly in October as more home-owners and investors look to capitalise on the spring selling season. "For the past couple of years, they've had really strong population growth, strong jobs growth, and subsequently strong housing demand that has kept prices rising, even through interest rate rises," Ms Owen said. A 'phenomenally strong' market The CoreLogic data also showed the strongest conditions were recorded in the more affordable areas of the capital cities, with unit values seeing a higher growth rate in the past three months due to their lower price points. "Mortgage arrears data reported by APRA suggests that the actual non-performing loan level is quite low at about 0.9 per cent of outstanding housing credit," she said. "We've got this confluence of high interest rates, high cost of living pressures, low savings rates, all creating a drag on housing demand, and now, even a market like Sydney is showing price falls in the month," she said.
