House prices since early 2022 have been constrained by interest rates and whilst on paper half of UK homeowners own their properties outright, approximately 75 per cent of houses are purchased with a mortgage, so it is access to mortgage funding which drives the property market. After two years of negative house price growth in most areas but strong wage growth, house prices in real terms are some 14 per cent lower.
